WHAT WE DO
Smarcon’s 3D modeling services cover each and every discipline that your construction will need. Using technologies like Autodesk Revit, we can design a fully interactive 3D model of your project before construction has begun. With a 3D model from Smarcon you’ll be able to examine every aspect, from structural elements to electrical, mechanical, plumbing, and more.
With a 3D model of your construction project ready to view, you can take advantage of our Clash Detection services to ensure that every possible bump in the road of your project is smoothed out. Using BIM tools, we’re able to create 3D models that integrate every aspect of the building, making it easy to see what possible clashes may exist in the design, and where they are exactly in the building.
Once a 3D model has been created to ensure any clashes have been detected, we issue comprehensive and dimensioned shop drawings to facilitate construction and installation. These are often 2D drawings but may also include 3D elements. Our shop drawings are instrumental to prefabricated elements but are also used as diagrams for custom-fabricated elements.
4D Scheduling, or the fourth dimension of Building Information Management, involves the integration of the actual construction schedule into the mode. This allows all involved parties to more accurately compare the real-life construction to the estimated completion of the model. This creates greater visibility of what elements have been completed and which elements not yet been addressed, increasing productivity and reducing time wasted.
It can be difficult to estimate the costs of a construction project; this is why 5D budget modeling is a crucial aspect of BIM. BIM models integrate all elements of a project before construction even begins, and this includes materials and their volumes, unit pricing, and quantity calculators. 5D budget modeling allows for much higher accuracy in estimates of the amounts of materials needed, preventing over-buying and reducing total cost. With 5D budgeting, you’ll achieve a new level of understanding of projected budget items, allowances, and fixed costs.
Once a BIM model of your project has been created, it’s a simple step to create Realistic Renderings of the modeled building. This lifelike rendering allows for full video walk-throughs of the project before construction has begun, making it easy to show involved persons just how beautiful your project will be. Realistic rendering makes for great advertisements, future project inspirations, and are entertaining all on their own.
Smarcon began as an idea by President and CEO, Marty Waisbord, who has wanted to bring construction into the future. When Marty heard about BIM solutions applied to construction, he jumped on the opportunity to embrace it, and to create an affiliate company to work hand in hand with Promont. Thus, Smarcon was born.
“We are developing the Promont company brand to be seen as a Master Builder”, says Marty, President and CEO of both Promont and Smarcon.
“In the past, architects, engineers, and contractors would have difficulties in communication and coordination, often due to the fact that they are speaking different “design languages” and have a lack of insight and knowledge into what the other is doing. With embracing the design-build approach and BIM, I have a firm belief that having a cohesive model that is correct and houses all disciplines will clarify issues and unify all parties involved. I call this the Master Builder approach.”

FEATURED BIM PROJECTS
Neptune is an eight-story hotel with 196 units, totaling approximately 115,000 square feet. The project utilized all of the various modeling disciplines. 3D insights allowed us to successfully troubleshoot and move many of the mechanical elements around.
Safra is a very unique community synagogue project. There are many design flairs and curves in this model that really makes it a challenging project to work on. Having BIM insight allowed this project to move from design to construction on time.
Coney is a modern apartment complex, spanning approximately 72,00 square feet and housing 56 units. This seven-story building offers balconies with great views. This was one of Smarcons first apartment buildings succesfully modeled for BIM.
