WHAT WE DO
The modeling services encompass all of the various disciplines involved in a project. This includes Architectural, Structural, Mechanical, Electrical, Plumbing and Sprinkler.
All elements of building construction are present scaled to actual size in the model, therefore we have the ability to pinpoint any clashes that may occur between various disciplines, and correct the design.
Once all model elements are correctly placed and clash free, we issue detailed, dimensioned, and accurate shop drawings for construction and installation. These are 2D drawings, with some 3D elements as well.
The model can be integrated with the actual construction schedule, giving project managers and owners the ability to compare the built model stage to the actual level of completion of the construction site. This allows for greater visibility into the tracking of the schedule for what has and has not been accomplished, and assists in shortening the construction time and sticking to the original schedule.
BIM models have all of the properties of the construction built-in, such as materials and volumes, unit pricing and quantity calculators, integrating the model into the budget process, and therefore can give a more realistic understanding of projected budget items, allowances, and fixed costs.
Once a detailed model has been created, we have the ability to create incredibly realistic renderings or video walk-throughs of the project. These are great for advertising, inspiration, and just all around cool.
Smarcon began as an idea by President and CEO, Marty Waisbord, who has wanted to bring construction into the future. When Marty heard about BIM solutions applied to construction, he jumped on the opportunity to embrace it, and to create an affiliate company to work hand in hand with Promont. Thus, Smarcon was born.

With embracing the design-build approach and BIM, I have a firm belief that having a cohesive model that is correct and houses all disciplines will clarify issues and unify all parties involved. I call this the Master Builder approach.”

FEATURED BIM PROJECTS
Neptune is an eight-story hotel with 196 units, totaling approximately 115,000 square feet. The project utilized all of the various modeling disciplines. 3D insights allowed us to successfully troubleshoot and move many of the mechanical elements around.
Safra is a very unique community synagogue project. There are many design flairs and curves in this model that really makes it a challenging project to work on. Having BIM insight allowed this project to move from design to construction on time.
Coney is a modern apartment complex, spanning approximately 72,00 square feet and housing 56 units. This seven-story building offers balconies with great views. This was one of Smarcons first apartment buildings succesfully modeled for BIM.
